COUNTY ENVIRONMENTAL REPORT <br /> COUNTY REZONING REQUEST - RS-10 to CG-20 <br /> BANK OF HAWAII <br /> WAIAKEA, SOUTH HILO, HAWAII <br /> TAX MAP KEY: (3) 2-2-024: 003 <br /> INTRODUCTION <br /> Bank of Hawaii ("Applicant") is requesting the rezoning of a parcel of <br /> land consisting of 40,282 square feet from Single-Family Residential (RS- <br /> 10) to General-Commercial (CG-20) in the City of Hilo, Hawaii. The <br /> subject site is situated on the northeastern corner of Lanikaula and <br /> Kinoole Streets at Waiakea, South Hilo, Hawai'i, TMK: (3) 2-2-024: 003. <br /> If successful, the Applicant plans to construct a 7,500+/- square foot office <br /> building for a bank. <br /> II. PROJECT LOCATION <br /> As noted earlier, the subject site consists of 40,282 square feet and is <br /> identified by TMK: 2-2-024: 003. The site is located on the northeastern <br /> corner of Lanikaula and Kinoole Streets. (Figures 1 & 2) <br /> In this area and within five hundred (500) feet of the subject site, there is <br /> an office building directly across of and kitty corner of the subject site. <br /> There is also a small commercial complex on the corner of Lanikaula and <br /> Kilauea Avenue, less than two hundred (200) feet away. There is also a <br /> labor union's hall fronting Lanikaula Street, approximately three hundred <br /> (300) feet west of the subject site. The University of Hawaii at Hilo <br /> campus begins approximately five hundred (500) feet to the west at <br /> Ululani Street. There are also some scattered single-family residences <br /> north of the subject site along Kinoole Street and an apartment complex <br /> fronting Lanikaula Street. Most of the zoning corresponds to this mixture <br /> of land uses. <br /> There are four (4) single-family dwellings on the site. According to the <br /> County of Hawai'i Real Property Tax records, three (3) of the dwellings <br /> were constructed in 1946, while the other, in 1928. These dwellings will <br /> be removed and/or relocated for possible housing use, if deemed <br /> appropriate and salvageable, by the contractor. <br /> III. PROJECT DESCRIPTION <br /> A.
