9. December 15, 2011: The Planning Director approved the Wailani Project District Master <br /> Plan, which is part of the applicant's submittal in P.D. Exhibit 1. <br /> 10. December 9, 2015: The Planning Department issued an administrative time extension to <br /> comply with for Condition L(construction commencement and completion) of Ordinance <br /> No. 10-164. <br /> 11. July 29, 2016: The Planning Department issued tentative subdivision approval to create <br /> eight (8)bulk lots and two (2) road lots near the Komohana Street/Ponahawai Street <br /> intersection. This is the,area identified for commercial development on the approved <br /> Master Plan. <br /> STATE AND COUNTY PLANS <br /> 12. State Land Use Designation: Urban. <br /> 13. General Plan Land Use Pattern Allocation Guide (LUPAG) Map: Medium Density <br /> Urban, which allows for village commercial, neighborhood commercial, single-family <br /> and multiple-family residential uses up to 35 units per acre, and related functions. <br /> 14. Hilo Community Development Plan (CDP): The Hilo CDP, adopted by Resolution <br /> No. 1 on May 21, 1975, identifies the area as Agricultural-1 acre(A-1a), Single-Family. <br /> Residential- 10,000 sq ft (RS-10) and Open along the Alenaio Stream. <br /> 15. County Zoning: Project District. According to the Zoning Code, the Project District <br /> (PD) zone is intended to provide for a flexible and creative planning approach rather than <br /> specific land use zoning designations. It will also allow for flexibility in the location of <br /> specific uses and mixes of structural alternatives. The planning approach would establish <br /> n while providingfor a comprehensive network of <br /> continuity in land uses and designs p <br /> infrastructural facilities and systems. A variety of uses as well as open space,parks, and <br /> other project uses are intended to be in accord with each individual Project District <br /> objective. (P.D. Exhibit 4—Zoning Code Section 25-6-40, Project District) <br /> 16. Special Management Area (SMA): The SMA is a part of the Coastal Zone <br /> Management Program regulated by the County.
