OLSON TRUST <br />STATE LAND USE BOUNDARY AMENDMENT APPLICATION (SLU 17-000049) <br />CHANGE OF ZONE APPLICATION (REZ 17-000223) <br />EDMUND C. OLSON TRUST has submitted applications for a State Land Use Boundary <br />Amendment from Agricultural to Urban for 14.95 acres of land and a Change of Zone from an <br />Agricultural -20 acres (A -20a) and Open (0) to a Single -Family Residential -10,000 square feet <br />(RS -10) zoning district for approximately 14.95 acres of land and a Change of Zone from an <br />Agricultural -20 acres (A -20a) to a Family Agricultural -1 acre (FA -la) zoning district for <br />approximately 24.73 acres of land. The subject properties are located mauka (west) of Wainaku <br />Street and north of Amau`ulu Road in the vicinity of Clem Akina Park, Pu`u`eo, South Hilo, <br />Hawaii, TMK: (3) 2-6-008:026 & 027. <br />PROPOSED ACTION <br />1. Applicant's Request: 1) A State Land Use Boundary Amendment from Agricultural to <br />Urban for a 14.95 -acre portion of Parcel 26; 2) a Change of Zone from Agricultural -20 <br />acres (A -20a) and Open (0) to Single -Family Residential -10,000 square feet (RS -10) <br />zoning district for the same land area; and 3) a Change of Zone from Agricultural -20 <br />acres (A -20a) to Family Agricultural -1 acre (FA -la) zoning district for approximately <br />24.73 acres of land, which includes the remainder of Parcel 26 and the entirety of Parcel <br />27. The RS710 zoning district, with a minimum lot size of 10,000 square feet, would <br />allow a maximum density of 65 lots (excluding land area to be set aside for roads, park <br />expansion and cemetery preserve), although the applicant is proposing 30 lots. <br />According to the Zoning Code, the Single -Family Residential zoning district provides for <br />lower or low and medium density residential use, for urban and suburban family life. It <br />also applies to areas having facilities to carry out the above stated purposes. <br />Requirements for establishing a land use in the RS district, including a list of the variety <br />of permitted uses, are shown in Section 25-5-1 to 25-5-8 of the Zoning Code.
