The applicant anticipates that at a maximum, all <br /> existing and proposed uses of the Kilauea Lodge operation would generate approximately 46 <br /> trips per hour at full capacity. As a change of zone can allow an applicant to develop any <br /> permitted use in the CV zoning district, a condition of approval will require the applicant to <br /> submit a Traffic Impact Analysis Report(TZAR)should they develop a land use that generates <br /> over fifty(50) peak hour trips. <br /> The project site has no severe geological or topographical problems which cannot be <br /> properly rectified, or which would render the land unusable. The property is located in <br /> flood zone "X" which is an area determined by FEMA to be outside the 500-year flood <br /> plain. <br /> According to the Department of Water Supply (DWS), the subject property is not <br /> within the service limits of their existing water system facilities.
