The property <br /> is located on the makai(west) side of Akoni Pule Highway directly across from the entrance to Kohala <br /> Ranch at Kahua 1st,North Kohala, Hawaii. <br /> The Commission concurs with the following Planning Director's reasons for recommending favorable <br /> consideration of the request: <br /> The applicant is requesting a change of zone from Single-Family Residential-15,000 <br /> square feet(RS-15) to Residential and Agricultural-5 acres (RA-5a). The applicant intends to <br /> subdivide the property into six(6) lots for the future development of a residential subdivision. <br /> There is no County sewer system in the area, so the owners will construct individual septic <br /> wastewater systems meeting with the approval of the Department of Health. Subdivision <br /> improvements are estimated to cost approximately $4,000,000. The property is a 37.88-acre <br /> rectangular parcel located approximately three(3)miles north of Kawaihae Harbor.The property <br /> reaches from the shoreline to approximately 160 feet above sea level(asl),makai(seaward)ofthe <br /> State-owned Akoni Pule Highway.
