General Plan Designation: Important Agricultural Land. <br /> 7. County Zoning: Agricultural 20-acre(A-20a). <br /> S. Kona Community Development Plan (KCDP): The subject property is situated <br /> outside the Kona Urban Area. <br /> 9. Special Management Area (SMA): The Special Management Area is a part of the <br /> Coastal Zone Management Program and regulated by the County. The property is not <br /> located within the Special Management Area and is over five (5)miles from the nearest <br /> coastline. <br /> DESCRIPTION OF SUBJECT PROPERTY AND SURROUNDING AREA <br /> 10. Subject Property: The property is 21.296 acres in size and sits between the 2,500 and <br /> 2,900-foot elevation. The property is heavily forested with slopes between six (6) and <br /> twenty(20)% and is vacant of structures and improvements. <br /> 11. Surrounding Zoning/Land Uses: Surrounding lands are zoned A-20a, A-10a and A-5a <br /> and are in low-density residential-agricultural uses surrounded by natural forest. There <br /> are some small pasture and nursery areas within the subdivision. The forest lands of <br /> Maka`ula-`O`oma abut the subdivision to the north from the 2,100 to 3,500-foot <br /> elevation. Bishop Estate lands of Ka`upidehu surround the subdivision to the north at the <br /> 3,500 to 5,400-foot elevation. These lands are used by I4ualalai Ranch. The Ka`upulehu <br /> Forest Reserve is located rriauka (east) of the subdivision. There have been a number of <br /> change of zone approvals in the Kaloko Mauka Subdivision, which have included <br /> conditions applying forest conservation measures for long term preservation for the area. <br /> 12. U.S.D.A Soil Type: Soils within the property are identified as Kiloa Extremely Stony <br /> Muck (rKXD), which consist of well drained, thin, extremely stony organic soils over <br /> fragmental A`a lava and used primarily for woodland and pasture. <br /> 13.
