INTRODUCTION <br /> Jean Campbell ("applicant") is requesting the rezoning of a 21.296-acre <br /> parcel of land in Kailua-Kana, Hawaii from Agriculture (A-20a) to Agriculture <br /> (A-5a). The property is located at 73-1915 Kaloko Drive, approximately 3.2 <br /> miles east of its intersection with the Mamalahoa Hwy. (Figure 1). <br /> If approved, the applicant intends to subdivide the 21.296-acre parcel into <br /> four (4) lots, consisting of a minimum of 5-acres each. The applicant wishes <br /> to create the four-lot subdivision for estate planning purposes. <br /> II. PROJECT LOCATION <br /> As noted earlier, the subject property is located off Kaloko Drive <br /> approximately 3.2 miles east of its intersection with the Mamalahoa Hwy. <br /> Ill. PROJECT DESCRIPTION <br /> A. Project Concept and Components <br /> The subject site consists of 21.296-acres and is currently vacant of <br /> any structures. The applicant wishes to subdivide the subject property <br /> into four (4) lots for estate planning purposes, If approved, the <br /> proposed lots would consist of a minimum of 5-acres in size. As <br /> proposed, each lot would have access to Kaloko Drive. The two rear <br /> lots would be flag lots. The perimeter of each lot would have a 30-foot <br /> forest reserve easement. Also, a 100-foot structure setback would <br /> apply to the lots' frontage along Kaloko Drive (Figure 2). <br /> It is understood that the subdivision plan submitted herein may have <br /> to be adjusted prior to receipt of final subdivision approval to <br /> accommodate County subdivision requirements and appropriate <br /> conditions of approval. <br /> 1 <br />
