slide, and then off of the highway Waiono Ranch Road runs mauka and runs along the southern <br /> edge of the property boundary. <br /> The applicants are requesting a Special Permit to legitimize the establishment of a venue for <br /> weddings and similar gatherings on a 2.25-acre portion of a 20-acre CPR unit within an 80-acre <br /> property. And the slide says "legitimize the establishment"because the applicant has been <br /> operating for the past three years an event venue out of their existing farm dwelling. <br /> The proposed use would include construction of a 3,500-square foot event venue building that <br /> would include a large covered deck, a large foyer, kitchen, two rooms for wedding preparation, a <br /> storage room, women's restroom, men's restroom, and unisex restroom. Food will be brought by <br /> the guests or provided by caterers or food trucks. And alcohol will be permitted at events but not <br /> provided by the applicant. The applicant requests to continue to use the grounds of the permit <br /> area, but not the applicant's farm dwelling, with temporary event tents and port-a-potties, to <br /> accommodate rescheduled events and already reserved events until the construction of the <br /> wedding venue building is completed. Events will occur inside the event venue building, which <br /> will have sliding glass doors that would be closed prior to playing music, and outside the <br /> building within the 2.25-acre permit area. The applicant is also open to limiting the volume on a <br /> supplied PA system, should it be required as a condition of the permit. Events will be limited to <br /> weddings, vow renewals, community and charity events. Events will be held daily between <br /> 9:00 a.m. and 10:00 p.m. by reservation. No overnight accommodations are proposed. The <br /> applicant proposes 100 events per year, or an average of two events per week, with a maximum <br /> of four events per week; a maximum of 125 guests at the venue at one time; and an average <br /> events would consist of about 50 guests. The proposed use would generate a maximum of 250 to <br /> 500 visitors per week, and the applicant proposes to limit guests to bring no more than 20 <br /> vehicles to the venue and use a shuttle service consisting of passenger vans or busses, which will <br /> be hired to transport guests between their lodging and the venue. For guests not staying in <br /> hotels, for example a local Kona wedding, guests would be required to be dropped off at a shuttle <br /> pick-up location. <br /> This is the county zoning map that shows the subject property outlined in red. Again, the permit <br /> area is shown with the red dot. And the property is zoned Agricultural-20 acres, along with the <br /> surrounding property owners to the, I'm sorry, the surrounding properties to the east, west and <br /> south; this is shown with the dark green. The Wai`aha Springs State Forest Reserve is just north <br /> of the subject property. <br /> The State Land Use district for the property and surrounding area is Agricultural, which is shown <br /> in the light green. <br /> The General Plan designation for the property and surrounding area is Important Agricultural <br /> Land, which is shown in the light green color. <br /> And this is the Kona CDP Map. Again, you can see the permit area shown with the red dot, and <br /> you can see it's located about one and a half miles mauka of Holualoa. The CDP map shows the <br /> Kona Urban Area outlined in red, and the Holualoa Rural Town Transit Oriented Development <br /> shown in the blue outline; so the property is located outside of both of these areas. <br /> 3 <br /> EXHIBIT A <br />
