§ 25-1-5 H AWAI‘I C OUNTY C ODE <br />“Building height” means the vertical distance above a reference datum measured to <br />the highest point of the coping of a flat roof, or to the deck line of a mansard roof, or to <br />the average height of the highest gable of a pitched or hipped roof. The reference datum <br />shall be selected by either of the following, whichever yields a greater height of building: <br />(A) The elevation of the highest adjoining sidewalk or ground surface within a <br />five-foot horizontal distance of the exterior wall of the building when such <br />sidewalk or ground surface is not more than ten feet above lowest grade. <br />(B) An elevation ten feet higher than the lowest grade when the sidewalk or <br />ground surface described in (A) above is more than ten feet above lowest <br />grade. <br />The height of a stepped or terraced building is the maximum height of any <br />segment of the building. <br />“Building line” means a line on a building site indicating the limit beyond which <br />buildings or structures may not be erected. <br />“Building site” means a parcel of land which is occupied or is to be occupied by a <br />principal use and accessory uses or a building or group of buildings, and includes a lot <br />and a plot. <br />“Building site average width” means that figure obtained by dividing the total area <br />of a building site by the maximum depth of the building site measured in the general <br />direction of the side lines. <br />“Business service” means an establishment which primarily provides goods and <br />services to other business, including but not limited to minor job printing, duplicating, <br />binding and photographic processing, office security, maintenance and custodial <br />services, and office equipment and machinery sales, rentals and repair. <br />“Care home” means a facility which is approved by the state pursuant to chapter <br />346, part IV or part VIII, Hawai‘i Revised Statutes, as amended, to provide living <br />accommodations and general or rehabilitative care in homes with not more than one <br />kitchen, to accommodate unrelated children or elderly, handicapped, or disabled adults. <br />The term includes adult residential care homes, group child care homes and other <br />facilities for children, elderly, handicapped, developmentally disabled and totally <br />disabled. <br />“Catering establishment” means an establishment primarily involved in the <br />preparation and transfer of finished food products for immediate consumption upon <br />delivery to off-premises destinations including, but not limited to, hotels, restaurants, <br />airlines and social events. <br />“City of Hilo” means all of that portion of the district of South Hilo, County of <br />Hawai‘i, which is bounded on the south side by the district of Puna; bounded on the <br />Paukaa in the district of South Hilo and on the east by the sea. <br />“Commercial excavation” means any excavation or removal of natural materials for <br />profit which is not related to or not occasioned by an impending development of the site <br />of such excavation. <br />“Commercial parking lot and garage” means any building or parking area designed <br />or used for temporary parking of automotive vehicles, which is not accessory to another <br />use on the same building site and within which no vehicles are repaired. <br />SUPP. 13 (1-2023) <br />25-4 <br /> <br />
