applicant is agreeable to the DPW recommendation and will limit any access to the site <br /> via Kekuanao`a Street to right-tum in, right-tum out movements only. DPW also <br /> recommends that the applicant provide the following improvements for the proposed <br /> zoning: roadway improvements to the subject property's Kalanikoa Street and <br /> Kekuanao`a Street frontage consisting of, but not limited to, pavement widening with <br /> concrete curb, gutter, and sidewalk, drainage improvements, and any required utility <br /> relocation,meeting the requirements of the Americans with Disabilities Act and the <br /> approval of the DPW. The improvements shall be located within the future road widening <br /> setback established by the Planning Department. Additionally, DPW recommends a <br /> minimum of 20-foot corner radius (property line)be provided at the intersection of <br /> Kekuanao`a Street and Kalanikoa Street. Finally, DPW recommends that the applicant <br /> install streetlights and traffic control devices as may be required by the Department of <br /> Public Works - Traffic Division. The applicant shall be responsible for the design, <br /> purchase, and installation of such devices. As the applicant is requesting to convert the <br /> existing dwelling to an office at this time, they have requested that the County defer the <br /> requirement of the recommended roadway improvements until a new structure is built on <br /> the subject property. <br /> 17. Traffic: According to the applicant, the proposed office use is anticipated to generate <br /> five (5)vehicle trips during the AM and PM peak hours of traffic, thus the requirement of <br /> a Traffic Impact Analysis Report(TIAR)was not triggered. Furthermore, the applicant <br /> will limit access from Kekuanao`a Street to right-tum in, right-tum out movements and <br /> will provide adequate onsite parking for the project. Based on the preceding, the <br /> applicant does not anticipate the project creating a significant adverse impact to traffic <br /> along Kekuanao`a Street or Kalanikoa Street. <br /> 18. Water: According to the Department of Water Supply (DWS), County water is available <br /> from an existing 8-inch water line within both Kekuanao`a Street and Kalanikoa Street, <br /> fronting the subject parcels. The subject parcels currently have one (1) existing service <br /> lateral and one (1) existing 5/8-inch meter fronting each existing parcel, which are limited <br /> -5- <br />
