There may, however, be short-term noise and air quality impacts <br /> associated with the construction of the infrastructure as well as the <br /> vertical construction. In that event, contractors will be required to <br /> comply with appropriate noise and related mitigation measures of the <br /> State Department of Health. <br /> The proposed development should not generate any direct long-term <br /> air quality impacts. The only discernible air quality impact could be <br /> associated with the vehicular traffic to and from the site. While there <br /> will be an impact to the ambient air quality, the impact should not be <br /> significant. Especially considering higher EPA standards for <br /> automobile air emissions, the air quality impact should be negligible. <br /> With the exception of construction dust associated with the required <br /> infrastructure of any future dwellings, the short and long-term dust <br /> generated by the project should be reasonable. Construction dust, <br /> however, like construction noise will have to comply with the State <br /> Department of Health's regulations. <br /> I. Scenic and Visual Considerations <br /> In the Natural Beauty element of the General Plan, there are sites or <br /> areas listed as being a scenic resource The subject site is not listed <br /> as a scenic site, nor will the proposed rezoning and subdivision action <br /> affect any of the scenic resources outlined in the General Plan. <br /> Views of any other scenic sites from surrounding roads would not be <br /> affected. due to the level topography of the site. <br /> VI. SOCIAL AND RELATED CONSIDERATIONS <br /> A. Surrounding Land lases <br /> The existing land use in this area is a mix of vacant land and <br /> residential development. Given the existing conditions; the proposed <br /> development would represent an extension of the existing residential <br /> nature of this area. <br /> To mitigate the impacts to the adjacent one acre lots a buffer of a minimum <br /> o 30 feet will he maintained along the common boundary lines. This buffer <br /> v,ill retain InUch of the native ohia trees. Residential development along the <br /> coinmon property I ines with the one acre lots will be limited to single story <br /> 11 <br />
