new courses. If the Kumu Hou project is approved, there will still be 27 holes of golf
operated within the WBR, therefore the Director is recommending a condition requiring
compliance with State Department of Health guidelines related to Golf Course operations
in Hawaii for the remaining golf facilities.
Based upon the preceding findings, the proposed amendments are consistent with the
objectives and policies of Chapter 205A, HRS. The Planning Director recommends that the
Planning Commission approve the applicant's request to withdraw three (3) non-
contiguous land areas identified as "Area A", "Area B", and"Area C" comprising the
proposed Kumu Hou at Waikoloa project totaling approximately 182.9 acres from the land
area covered under SMA 25, and the Planning Director recommended amendments to
delete the development of two (2) golf courses and their related conditions within the WBR.
Please note, in addition to the applicant's proposed amendment and the Director's golf course
related amendments, the Director is recommending the deletion of completed conditions of
approval and modification of other conditions to current standard condition language and to
ensure compliance with the implementation of certain conditions.
Approval of these amendment requests are subject to the following conditions (material
to be deleted is bracketed and struck-through; new material is underscored):
1.
