Requirements for establishing a land use in the RS <br /> district, including a list of the variety of permitted uses, are shown in Section 25-5-1 to <br /> 25-5-8 of the Zoning Code. (Planning Department Exhibit 2-Zoning Code <br /> Requirements for Single-Family Residential Districts) <br /> 2. Objectives of the Requests: If the requested land use entitlement changes are approved, <br /> the applicants propose to subdivide the property into a total of nine (9) lots,with a <br /> minimum size of 10,000 square feet each, consisting of three (3) commercial lots fronting <br /> Mamalahoa Highway and six (6)residential lots for the development of single-family <br /> residences and `ohana dwellings south of the commercial development. The commercial <br /> lots are anticipated to have three (3) 1 and 2-story mixed retail and commercial/office <br /> buildings, having a gross leasable floor area of approximately 18,600 square feet. <br /> 3. Construction Timetable and Cost: According to the applicant, a subdivision application <br /> would be filed approximately six (6) months after all land use entitlements approvals <br /> have been secured. The applicant would like to begin construction within six (6) months <br /> after issuance of all permit approvals. Full build out of the proposed Project is anticipated <br /> to be 2025. The estimated cost of improvements would be about $500,000 for the site <br /> work, paving, utilities, etc. and driveway related improvements necessary to serve the <br /> lots. <br /> 4. Landowner: Ka`upulehu Land LLC. <br /> 5. Supporting Information: The applicant has submitted the following in support of their <br /> request. (Planning Department Exhibit 3 - State Land Use Boundary Amendment <br /> and Change of Zone Applications Dated June 30, 2021) <br /> PROPERTY PERNHT HISTORY <br /> 6. June 22, 1993: Effective date of Change of Zone Ordinance No. 93-65 which rezoned <br /> the subject property from an Agricultural 5-Acres (A-5a) zoning district to a <br /> Neighborhood Commercial (CN-7.5) zoning district for the northern half of the subject <br /> parcel closest to the highway. <br /> 7. September 12, 2012: Effective date of Change of Zone Ordinance No. 02 10, which was <br /> initiated by the Planning Director to repeal Ordinance. No. 93 65 and reverted the <br /> previously CN zoned area back to the original A-5a zoning due to noncompliance with <br /> the conditions of approval. <br /> -2- <br />
