the YMCA, which, which was good as far as the, you know, the intent, but it never happened. <br /> YMCA went, they went bankrupt—excuse me, getting this phone up—and so there was no park. <br /> So back in 2015 I think, the County went ahead and subdivided the parcel and took 6.2 acres <br /> back, and the Y kept four, and the Y is now developing their four acres, which is great. Well, <br /> back in 2019 and 18 when we were working with the County on this project, very closely with <br /> Parks, with Director Yee, and Planning Department, you know, the park was a very positive <br /> aspect of this because the developer, instead of spending 250,000 in fair share for a park which <br /> would be about what it was, they are going to spend anywhere from two to four million on a <br /> park. That's very badly needed for this part of town. And so I just think that's a, that's a very <br /> generous and a good caveat for this project for community. Now, I know there is folks that are <br /> against the growth due to traffic and other things, but the park is needed greatly in that area, and <br /> that's a huge, in my opinion, plus for this project because the park scale is so much larger than <br /> any fair share would be for a project this size. So I just wanted to throw that out there. <br /> VITOUSEK: Commissioner Paishon-Duarte. <br /> PAISHON-DUARTE: Thank you. And, yeah, thank you, Mr. Van Bergen. I agree, you know, <br /> park space is vitally important for public health. What will be the sale price of each unit when <br /> fully developed? <br /> M. MANSL I can probably speak to that. When we were getting ready to get a <br /> construction loan to build this out a few years ago,we were looking at prices in the 700's. And <br /> I suspect that that has changed dramatically since then, but I haven't done a market study yet to <br /> determine what that would be. <br /> VITOUSEK: You are looking at prices for 700's for the sale of homes within this? <br /> M. MANSL Yes, I'm sorry if I misunderstood the question; I thought you were asking about the <br /> individual homes that we build. <br /> PAISHON-DUARTE: That's correct— <br /> M. <br /> orrectM. MANSL Okay. <br /> VITOUSEK: You hadn't figured out yet if you were selling lots or selling homes at this point, <br /> so just to clarify it's going to be a built product looking to get upwards of 700. So this is market <br /> stuff. And what is the affordable housing component of this that was mentioned earlier? <br /> M. MANSL I asked Daryn about that; I'm not quite sure what's required of us. <br /> ARAI: The applicant did satisfy their affordable housing requirements and, through the purchase <br /> of—and again, it just needs to be confirmed but through the purchase of housing credits. So <br /> from what I understand, those, the requirement has been satisfied.
