Timeline of Regular, Delinquent, and Post Closing procedures. <br /> <br />Regular procedures. <br />On-time payers are assessed, billed, and monies collected every six months as described below. <br /> <br />July, August, September. <br />July 1, Tax calculations and billing extract. <br />August 20, 1st 1/2 installment due. <br /> <br />October, November, December. <br />December 31, Exemption Deadline. <br /> <br />January, February, March. <br />January 1, Date of assessment. <br />February 20, 2nd 1/2 installment due. <br /> <br />April, May, June. <br />April 9, Appeal deadline. <br />June 30, Exemption deadline. <br /> <br />Delinquency Procedures. <br />If an owner(s) ignores assessment deadlines, and a parcel ages to over 2 years past due, the division will begin the foreclosures process (Chapter 19). <br /> <br />Month 0, 365 Days <br />Auction site is selected. <br /> <br />Month 1, 330 Days; Month 2, 300 Days; Month 3, 270 Days; Month 4, 240 Days; Month 5, 200 Days; Month 6, 180 Days. <br /> <br />Accounts are scrubbed and jeopardy letters are mailed. <br /> <br />Month 7, 150 Days; Month 8, 120 Days; <br />Preliminary letters are mailed certified (domestically) <br /> <br />Month 9, 90 Days. <br />Order a litigation guarantee. <br /> <br />Month 10, 60 Days. <br />Property posted at 45 days.
