sgdLBW-Rnvg`sHlckhjdto do is just briefly go over it so you get an idea again of <br />where the MXC zonings are occurring. <br />Okay, if we look at the Hilo area, this morning earlier you had heard rezonings for MCX; <br />and what weÓre finding is that the MCX zonings are occurring in the Waiakea House Lots <br />area. YouÓll notice that we have an existing MCX zoning. ItÓs kind of hard to see here <br />but itÓs blue-colored. ItÓs located here where the Waiakea Shopping Plaza is. We have <br />several MCX zonings along Kanoelehua in this area and also todayÓs MCX in that <br />vicinity of Kawili Street. So this is an area thatÓs in transition. <br />Also this is an Industrial General Plan area along Kanoelehua. In the proposed General <br />Plan Revisions, there is an area that has been expanded to increase the Industrial District <br />in that area. <br />If you look in the Keaau area, we had two MCX rezonings. One wa <br />rezoning, thatÓs next to the Industrial Park. Also, we had one earlier in the vicinity of the <br />Puna Sugar Mill for MCX for Mr. McCully; and thatÓs shown here in this area. <br />In the Kailua-Kona area, we have some MCX area right here in blue. This is for <br />Liliuokalani Trust. ItÓs adjacent to the Kona Industrial area which is MG-1a. We also <br />have N MCX area next to the Kaloko Industrial Park. This was for TSA; and itÓs an area <br />located in light blue here. <br />Basically, youÓll notice that a lot of the MCX area is adjacent to existing industrial <br />zoning, whether it be MG or ML. So a lot of the industrial uses are very close in <br />proximity to each other. <br />When we look at rezonings for MCX, I think we need to be concerned about the adjacent <br />uses, and when we look at the actual uses that are permitted. Therefore, we have to be a <br />little careful to see that the uses are appropriate for that area. <br />In reviewing the CouncilÓs request to add additional uses, youÓll notice that the Planing <br />Director has recommended to not include all of the uses that they recommended. And this <br />was in light of the fact of the initial underlined General Plan being Industrial. So there is <br />some concern about allowing child care, and allowing, you know, adult care facilities, <br />and things of that sort. <br />So youÓll see that we have not included all of their request requirements. <br />So the Planning Director has recommended that the list be limited to the list that we <br />provided to you with the exception that we have listed, which was the child care, the <br />adult care, the crop production, and those. <br />Are there any questions? <br />2 <br /> <br />
