[6-.] 7. Landscaping shall be provided for the purpose of mitigating any adverse noise or visual <br />impacts to adjacent properties. Landscaping shall be established and maintained at a <br />minimum height of ten (10) feet and minimum depth of four (4) feet within and along the <br />property boundaries. Native species from the area shall be used when possible. <br />[�] 8. Any exterior signs shall meet with the approval of the Department of Public Works. <br />[8--] 9. The hours of operation shall be limited to the hours between 9:00 a.m. to 5:00 p.m., <br />Monday through Friday. <br />[9-] 10. The [ems] Applicant shall collect and dispose of waste oil, batteries, tires, etc., in <br />accordance with all applicable government regulations. <br />[4&] 11. The [ems] Applicant shall comply with all applicable laws, rules and regulations of <br />the State and County agencies for the existing use. <br />[44-.] 12. If the [arts] Applicant fails to comply with the conditions of approval or is unable <br />to resolve any public complaint(s), the Planning Director shall investigate and, if <br />necessary, enforce the appropriate conditions. The Planning Director may, as part <br />of any enforcement action, refer the matter to the Planning Commission for <br />review. Upon appropriate findings by the Planning Commission, that the <br />applicants have failed to comply with the conditions of approval or has caused an <br />unreasonable adverse impact on surrounding properties, the permit may be <br />suspended or revoked. <br />[4-2?] 13. [ <br />] <br />An initial extension of time for the performance of conditions may be granted by the <br />Planning Director upon the following circumstances: <br />A. Non-performance is the result of conditions that could not have been foreseen or <br />are beyond the control of the Applicant and that are not the result of their fault or <br />negligence. <br />B. Granting of the time extension would not be contrary to the General Plan <br />or Zoning Code. <br />C. Granting of the time extension would not be contrary to the original <br />reasons for the granting of f the permit. <br />In <br />
