Hilo Community Development Plan (HCDP): The Hilo CDP was adopted by the <br /> Planning Commission, Resolution No. 1 on May 21, 1975. The Land Use Concept Map <br /> of the HCDP reflects RS-10 and RS-15 zoning for this area. <br /> 10. Special Management Area (SMA): The Special Management Area is a part of the <br /> Coastal Zone Management Program and regulated by the County. The property is not <br /> located within the Special Management Area and is situated approximately 2.8 miles <br /> from the nearest coastline. <br /> DESCRIPTION OF SUBJECT PROPERTY AND SURROUNDING AREA <br /> 11. Subject Property: The subject property is approximately 3.1285 acres in size, mostly <br /> rectangular in shape with a narrowed rectangular segment on the southern portion of <br /> property. The property was initially part of a 40-acre lot but has since been subdivided <br /> three times, with the latest subdivision (No. 6017)resulting in the current subject parcel. <br /> The existing permitted one-bedroom residential dwelling was completed in 1973 and <br /> remains occupied. The property also contains a permitted open carport which was built in <br /> 1991. There are also two other garages and a frame utility shed on the property. The <br /> garages were built in 1955 and 1992. The utility shed was built in 1992. The property has <br /> been held by four generations of the applicants' family since the 1900s. <br /> 12. Surrounding Zoning/Land Uses: The adjacent properties to the north, northwest, and <br /> south are zoned Agricultural 3-acre (A-3a) and each contain dwellings. West of the <br /> subject property is an undeveloped 6-acre parcel zoned Single-Family Residential <br /> -2- <br />
