STATE AND COUNTY PLANS <br /> 7. State Land Use District: Agricultural. <br /> 8. County Zoning: Agricultural 20-acre(A-20a). <br /> 9. General Plan Land Use Pattern Allocation Guide (LUPAG) Map: The majority of <br /> the 2.0-acre permit area (approximately 90%) is designated Extensive Agriculture (ea), <br /> which are lands not classified as Important Agricultural Land including those that are not <br /> capable of producing sustained, high agricultural yields without the intensive application <br /> of modern farming methods and technologies due to certain physical constraints such as <br /> soil composition, slope, machine tillability and climate. Other less intensive agricultural <br /> uses such as grazing, and pasture may be included in the Extensive Agriculture category. <br /> A small portion at the northwest corner of the permit area is designated Important <br /> Agricultural Lands (ial), which are those lands with better potential for sustained high <br /> agricultural yields because of soil type, climate, topography, or other factors. <br /> 10. Kau Community Development Plan (CDP): The Ka`u CDP was adopted by <br /> Ordinance No. 17-66, which became effective on October 17, 2017. The subject property <br /> is designated Extensive Agriculture in the Regional Land Use Policy Map for Ka`u. <br /> 11. Special Management Area (SMA): The property is not located within the Special <br /> Management Area and is over 5 miles from the nearest coastline. <br /> DESCRIPTION OF PROPERTY AND SURROUNDING AREAS <br /> 12. Subject Property: The subject property is 10.7 acres in size and located approximately <br /> 3.5 miles north of Pahala along Wood Valley Road in Ka`u. The property is currently <br /> vacant of any structures and is mainly comprised of non-native shrubs and grasses such <br /> as guinea grass and desmodium vine. The eastern half of the property is forested. The <br /> applicant states that the subject property, including the 2.0-acre Special Permit area, is <br /> presently used for ranching by the landowner. <br /> 13. Surrounding Zoning/Land Uses: All surrounding properties are zoned Agriculture 20- <br /> acres (A-20a), with agricultural land uses, farm dwellings, and forest. There is a 1,422- <br /> acre State-owned property directly east that is forested. The nearest dwelling is over <br /> 1,800 feet to the northwest, across Wood Valley Road on TMK: 9-6-010:001. <br /> -3- <br />
