By demolishing the existing nonconforming dwelling constructed in 1961 and located <br /> partially within the current 40-foot shoreline setback and reconstructing a new single- <br /> family dwelling with an advanced aerobic wastewater treatment unit and located outside <br /> the 40-foot shoreline setback, this project seeks to bring the property and its <br /> improvements back into compliance with current SMA, Zoning and Building regulations. <br /> C. Property Description <br /> The subject property, consisting of 16,401 square feet, is located on the makai side of <br /> Puak6 Beach Drive within the Puak6 Beach Lots in Kamuela, South Kohala. It is <br /> approximately 1.75 miles west of the Puak6 Boat Ramp. The property is rectangular in <br /> shape and currently contains a single-family dwelling. According to Real Property Tax <br /> records, the existing dwelling on the property was originally constructed in 1961. Two <br /> subsequent building permits were issued to construct additions to the original dwelling <br /> which currently contains 1,552 square feet of living area and 1,329 square feet of <br /> accessory area for a total of 2,881 square feet and contains one (1)bedroom and two (2) <br /> bathrooms. Vegetation on the property includes areca palm(Dypsis lutescens), coconut <br /> (Cocos nucifera), bougainvillea(Bougainvillea sp), birds of paradise (Strelitzia sp.), <br /> autograph tree (Clusia rosea), and ironwood (Casuarina equisetifolia). The parcel has <br /> little discernible slope and sits approximately at five (5) to seven(7) feet above sea level. <br /> D. Project Valuation <br /> The applicant hopes to secure County SMA Permit approval as soon as possible and <br /> begin the Building Permit process immediately thereafter. Demolition and construction <br /> are anticipated to take approximately nine (9) months. Cost estimates for the project are <br /> approximately $975,000. <br /> E. State/County Plans Affecting Request <br /> State Land Use <br /> The State Land Use Designation of the subject property is Urban. The proposed <br /> action to demolish and reconstruct a single-family dwelling and associated <br /> improvements is consistent with this designation and will not be contrary to the <br /> objectives sought to be accomplished by State Land Use Laws and Regulations. <br /> DLNR Conservation District <br /> The property is located outside of the Department of Land and Natural Resources <br /> Conservation District. <br /> 15 <br />
