Supportive Information: The applicant has submitted the attached in support of the <br />request: (Planning Department Exhibit 1 — Special Management Area Application <br />dated December 19, 2022). <br />6. Landowners: Hawaiian Ola Brewing Corporation <br />STATE AND COUNTY PLANS <br />7. State Land Use District: Urban <br />8. County Zoning: MG-5a; General -Industrial District 5-acres (Parcel 001) and MG -la <br />(Parcel 002) <br />9. General Plan Land Use Pattern Allocation Guide (LUPAG) Map Designation: The <br />main parcel (001) is designated as both Open (ope) and Resort Node (ren). While resort <br />node areas include a mix of visitor -related uses such as hotels, condominium -hotels <br />(condominiums developed and/or operated as hotels), single family and multiple family <br />residential units, golf courses and other typical resort recreational facilities, resort <br />commercial complexes and other support services, the open zoning designation (areas <br />along the shoreline) are areas that contribute to the general welfare. the full enjoyment, or <br />the economic wellbeing of open land type uses. Staff notes that the mauka parcel (002) is <br />located within the Urban Expansion (ue) zoning district. <br />10. Hilo Community Development Plan (HCDP): The Hilo CDP was adopted by Resolution <br />No. 1 on May 21, 1975. <br />11. Special Management Area (SMA): The subject properties are situated fully within the <br />SMA, with the main parcel (001) considered to be a "shoreline" parcel in accordance with <br />HRS 205A-42, while parcel 002 is located on the mauka side of the highway right of way. <br />BACKGROUND INFORMATION <br />12. August 13, 1981: Shoreline Setback Variance Permit No. 611 was approved for the <br />demolition and removal of certain buildings and structures as well as conducting related <br />improvements located on the subject parcels. <br />13. September 12, 1996: Special Management Area (SMA) Use Permit No. 367 was approved <br />for the development of a new headquarters for C. Brewer and Company, Ltd. which <br />included restoration, renovation, and additions to the existing warehouse structure. <br />14. March 22, 2013: SMA Minor Permit, No. SMM-13-00261 was approved for minor land <br />and resource management, tree cutting, clearing, and safety improvements. <br />-3- <br />
