expectation of guests. Those guests staying in a B&B setting assume <br /> and/or expect interaction with other guests and the host/owner. On the <br /> other hand, STVR guests come as a group and thus their interaction with <br /> the host is less. <br /> As such, the Applicant would like to operate a maximum 3-bedroom B&B, <br /> while continuing to live and use the last room for herself. This would <br /> enable her to specifically target guests who enjoy the B&B experience. <br /> As noted on the site plan, (Figure 3) two (2) bedrooms would be housed <br /> in a semi-detached structure, while the other would be within a detached <br /> structure adjacent to but under the main roof of the main dwelling. The <br /> Applicant would continue to occupy the other bedroom in the main <br /> building. <br /> While the subject site is not dedicated for agricultural use for real property <br /> tax purpose, the landscape is dominated by a variety of native and <br /> endemic plants and palm trees. These plants have and will continue to <br /> serve as an educational amenity to guests. Programs will be developed to <br /> share insights on these and other native Hawaiian plants as well as the <br /> importance of the island's water resources and other environmental <br /> issues. <br /> Relatedly, the Applicant intends to also provide coffee and aquacultural <br /> farm tour information to guests, which, collectively, function as an indirect <br /> form of Agricultural Tourism. <br /> The maximum 3-room B&B would also operate and be consistent with the <br /> criteria for B&Bs as outlined in the County Zoning Code. Specifically, <br /> these would be: <br /> 1. The operator will reside on the same building site. The Applicant will <br /> be the operator and, in her absence, have a live in operator living <br /> within the dwelling. <br /> 2. The rooms will be within a single-family dwelling; <br /> 3. The total number of rentable guest rooms would not exceed five (5). <br /> There will be a maximum of three (3) rentable rooms; <br /> 4. The maximum number of guests at any one time would be capped at <br /> six (6), which would be considerably less than the maximum allowable <br /> of ten (10); <br /> 2 <br />
