Chapter 4: Waimea Town Plan <br /> population for that period would have been about 1,500 people — a significant increase for a <br /> relatively small community. <br /> 4.1.2 LAND USE <br /> The development pattern in Waimea Town is linear from east to west, and concentrated along <br /> Mamalahoa Highway and Kawaihae Road. Development along these two roadways is spread out <br /> over six miles with the town center approximately at the mid point of the six mile stretch. Important <br /> developments along the highway include the North Hawai'i Community Hospital and the W.M. <br /> Keck Observatory. In part, because of the town's spread out development pattern along the major <br /> highway corridor, traffic congestion is a problem as residents who need to commute to the town <br /> center for daily necessities such as shopping or banking, compete with commuters who are traveling <br /> between Hilo and Kona. <br /> Most of the commercial development is concentrated in and around the Waimea Town Center, at <br /> the intersections of Mamalahoa Highway and Kawaihae Road. The two main shopping centers <br /> include supermarkets, banks, and other smaller shops which cater to both local residents and <br /> tourists. Also located near Waimea Center are several of the town's 12 schools, including the <br /> Parker School on Lindsey Road and Waimea Elementary and Middle School on Mamalahoa Hwy. <br /> Hawai'i Preparatory Academy, one of the largest private schools in the state, has its main campus <br /> located on the west end of town along Kawaihae Rd. <br /> Most of the Parker Ranch lands in South Kohala are located to the south of Waimea along <br /> Mamalahoa Highway. The Parker Ranch corporate headquarters, along with the historic race track, <br /> is located off of Mamalahoa Highway. Located just south of the Waimea Town Center is the <br /> historic Pukalani Stables Complex. To the south of town is the Waimea-Kohala Airport and the <br /> Lalamilo farm lots. To the north of the Town Center are views of the Kohala Mountains and various <br /> culturally important pu'u that dot the mountain's slopes. <br /> Table 4.1 summarizes planned development projects in the Waimea area.
