13. Special Management Area (SMA): The property is located over eight(8) miles from <br /> the nearest shoreline and is not situated within the Special Management Area. <br /> DESCRIPTION OF PROPERTY AND SURROUNDING AREA <br /> 14. Subject Property: The subject, 5.349-acre property is trapezoidal in shape, fairly level <br /> with 0 to 3 percent slopes, and is currently improved with two (2) dwellings built in 1927 <br /> and 1928. The remainder of the property was utilized for commercial truck crop farming <br /> for several decades and currently is covered with various grasses and intermittently used <br /> for cattle grazing. The Lanimaumau Stream runs through the southern portion of the <br /> subject parcel. <br /> 15. Surrounding Zoning/Land Uses: Adjacent parcels to the east, west, and south of the <br /> subject property are similarly zoned Agricultural 5-Acres (A-5a) and are developed with <br /> dwellings. Across Mamalahoa Highway to the north,parcels are zoned Single-Family <br /> Residential (RS-10), Neighborhood Commercial (CN-10), and Village Commercial <br /> (CV-7.5 and CV-20). The surrounding area includes a mix of agricultural, commercial, <br /> and residential uses; within 500 feet of the subject property are two restaurants and a gas <br /> station. <br /> 16. Agricultural Lands of Important to the State of Hawaii(ALISH): Approximately <br /> 50% of the subject parcel is defined as "Unclassified" and covers the extent of the subject <br /> parcel that currently holds the SLU Urban designation. Approximately 50% of the subject <br /> parcel is defined as "Prime Agricultural Land" and covers the extent of the subject parcel <br /> that currently holds the SLU Agricultural designation. <br /> 17. Land Study Bureau's Detailed Land Classification System: The Land Study Bureau <br /> designates approximately 50% of the subject property as "Unclassified" and consists of <br /> the lands designated as State Land Use Urban. The remainder of the subject parcel is <br /> classified as "B" or"good" soils and corresponds with lands that are designated as SLU <br /> Agricultural on the property. <br /> 18. U.S.D.A. Soil Survey: The soils on the subject property are classified as kikoni medial <br /> silt loam with 0 to 3 percent slopes. The soil consists of volcanic ash over a`a lava flows. <br /> The soil is considered well drained with a very low runoff class. <br /> 19. FEMA FIRM MAP: According to the Department of Public Works (DPW), Engineering <br /> Division, the subject property is in flood zones "AE", "AO", "AEF", "X", "XS". Zone <br /> -5- <br />
