Existing Elements (Exhibit 4-existing conditions site plan). <br /> The Property is the site of the former Kohala Club Hotel, consisting of the <br /> following existing structures and uses: <br /> 1. Building A, is a single-story building that was utilized as the Main Hotel, <br /> constructed or renovated in 1938, containing approximately 2,502 square <br /> feet,which is served by an existing cesspool shared with Building B, and <br /> 2. Building B, is a single-story building utilized for additional hotel rooms, <br /> constructed or renovated in 1938, containing approximately 451 square <br /> feet,which is served by a shared cesspool with Building A; and <br /> 3. Building C. is a two-story building utilized as the Hotel check-in and <br /> caretaker's residence, constructed or renovated in the 1940s,being <br /> approximately 1,979 square feet, served by an existing cesspool. <br /> B. Conceptual Master Plan. <br /> Based on an assessment of the Property's physical environments and <br /> infrastructure requirements, HCC's Conceptual Master Plan is as follows: <br /> I. Phase I - Transitional Clinic, is a single-story, approximately 4,153 square <br /> feet building which will be sited on the northwestern corner of the <br /> Property (Exhibit 4a-Phased Site Plan; Exhibit 4b-floor plans). Existing <br /> Building C will remain in its current condition and be initially utilized for <br /> the live-in caretaker,who will provide evening security for the Project, <br /> and may also be utilized for storage, an office or other related uses <br /> accessory to the Transitional Clinic and Permanent Clinic (see Exhibit 4a). <br /> a. Staffand Services: Upon issuance of the Certificate of Occupancy, <br /> the 18-member staff from the existing Kohala Healthcare Center <br /> located adjacent to Kohala Hospital will relocate to the <br /> Transitional Clinic and continue to operate at the current level of <br /> services. It is expected that the Transitional Clinic will be <br /> operational for a period of approximately two years to allow HHC <br /> to secure additional funding and complete construction of the <br /> Phase II Permanent Clinic. <br /> _________________________________________________________________Page 4 of 38 <br />
