G. Other <br />There should be little, if at all, increase to the ambient noise levels. The activities <br />would be domestic related. Normal farm machinery or equipment noise would <br />be louder. Besides, we control noise by living in the house where the rooms will <br />be rented and we have rules in place, such as Quiet Enjoyment time after 10pm. <br />Guests are not allowed to have parties at our home. <br />The air quality in this area is very good and rarely affected by natural, <br />agricultural and/or vehicular emissions. Vehicular traffic to and from our <br />property should not significantly increase over the current levels. The use itself is <br />non -noxious, and no tour buses will be allowed to our property. <br />If approved, this request should have little or no significant short- or long-term <br />noise, air quality or visual impacts. <br />VII. PLANNING AND LAND USE CONSIDERATIONS <br />A. Surrounding Land Uses <br />The land use character of this area is 3 acre Ag land lots (zoned A-3a) with the <br />exception of our property, not much actual farming is taking place in Hawaiian <br />Acres. There are a substantial amount of vacant/undeveloped lots which makes <br />for a very rural feel in the area. <br />Given the existing and zoned conditions and varying accesses, the proposed <br />maximum 4 room B&B would not be incongruous with the emerging rural - <br />residential and rural -agriculture pattern of this area. <br />B. Agricultural Impacts <br />The requested use is intended to complement and enhance the existing <br />rural -agricultural ambiance of this area. As such, the B&B- as a form of <br />agricultural tourism -should enhance rather than detract from the strength of <br />the agricultural industry, especially in light of our extensive fruit farming <br />activities in the making. <br />
