Whether FA-1a or A-1a zone, the Applicant's existing dwelling is a <br /> permitted dwelling. What is being requested will not require any <br /> improvements to the property but only a change of its use to a B&B. <br /> While allowed in the Agriculture zone of the Zoning Code, it is not <br /> allowed in the State Land Use Agricultural District. As such, a Special <br /> Permit is being required, which, if approved would make the B&B use <br /> possible. <br /> Should the request be approved, subsequent "ministerial" or <br /> administrative type of permits such as Plan Approval, if needed, will be <br /> complied with. <br /> E. Special Management Area <br /> The subject site falls outside the Special Management Area. As such, <br /> no SMA permit is required. A discussion of the project's relationship to <br /> the Coastal Zone Management policies, however, is found in Chapter <br /> VIII of this report. <br /> F. Other Permitting Considerations <br /> As noted earlier, Plan Approval and other ministerial permits to comply <br /> with any conditions of the Special Use Permit may still be needed. <br /> V. INFRASTRUCTURAL CONSIDERATIONS <br /> A. Water <br /> The subject site is already serviced by a County approved water <br /> meter. As the demand should be no different than a standard family <br /> which should use no more than a maximum average daily <br /> consumption of 400 gallons per day, no additional meter and/or water <br /> service is being requested for this proposed activity. <br /> B. Wastewater <br /> The existing dwelling is served by two existing cesspools approved by <br /> the State Department of Health. This system was predicated upon the <br /> use of the existing 4-bedroom dwelling. As such, whether for a B&B <br /> 7 <br />
