Given the existing and zoned conditions, the proposed subdivision would <br /> not be incongruous with the emerging rural-agricultural pattern of this <br /> area. <br /> B. Economic Impacts <br /> The requested zoning would have some measure of economic impact, as <br /> it would enhance the potential for the subject site to be more intensively <br /> utilized for subsistence and possibly more intensive family-oriented truck- <br /> crop farming. Currently, many of the lots in this area are either too small <br /> for productive cattle grazing (unless adjoining parcels are assembled) or <br /> too large for more intensive family-oriented farming. <br /> Additionally, there would be some small short-term construction activity <br /> during the development of the infrastructure for the subdivision as well as <br /> the eventual construction of farm dwellings on each of the lots. <br /> C. Agricultural Impacts <br /> As noted above, the requested zoning would have some measure of <br /> economic impact, as it would create additional farm lots that would be <br /> more suitable for families rather than corporate activity. As such, the <br /> proposed subdivision should help enhance the potential to have more <br /> agricultural activity on the site rather than the site's existing limited <br /> agricultural use vis a vis, cattle grazing. <br /> Furthermore, the Applicants anticipate lot owners would be interested in <br /> cultivating small-scale cottage or gourmet type of food products. These <br /> may tentatively include tea, ohelo berries, fruit trees, and the like. In so <br /> doing, these uses could help serve as catalyst for the site to be used <br /> more intensively for small-scale truck crop farming by other purchasers. <br /> As such, with direct agricultural use plus the added tax revenues, the <br /> project could have some positive influence on the island and area's <br /> economy. <br /> VII. INFRASTRUCTURE CONSIDERATIONS <br /> A. Road <br /> Access to five (5) of the six (6) lots would be from the Old Mamalahoa <br /> Highway, a County road with a minimum pavement of 20 feet (with <br /> grassed shoulders within a 60-foot wide right-of-way. The other lot would <br /> have its access from Waokele Street, a County owned and maintained <br /> 11 <br />
