December 18, 1984: Subdivision No. 5195, was approved and created as part of the <br /> Miyamoto Subdivision-Unit 1, a 4-lot subdivision consisting of parcels ranging in size <br /> from 3.085 to 4.502 acres. <br /> 7. May 12, 1987: Ohana Dwelling Permit No. OD 87-41, was approved by the Planning <br /> Director to allow the establishment of an Ohana Dwelling on the subject property. <br /> STATE AND COUNTY PLANS <br /> 8. State Land Use (SLU) Designation: Agricultural (A). <br /> 9. County Zoning: Agricultural-3 acre (A-3a). <br /> 10. General Plan Land Use Pattern Allocation Guide (LUPAG) Map: The General Plan <br /> LUPAG map classifies the subject property as Low Density Urban (ldu). Ldu designated <br /> properties are residential, with ancillary community and public uses, and neighborhood <br /> and convenience-type commercial uses; overall residential density may be up to six units <br /> per acre. <br /> 11. Coastal Zone Management, HRS, Chapter 205A: The entire State of Hawaii lies <br /> within the Coastal Zone Management Area. <br /> 12. Special Management Area (SMA): The Special Management Area is a part of the <br /> Coastal Zone Management Program and is regulated by the County. The subject property <br /> is located about 4 miles from the nearest shoreline and not situated within the SMA. <br /> 13. Hilo Community Development Plan (HCDP): The Hilo CDP, adopted by resolution <br /> No. 1 by the Hawaii County Planning Commission on May 21, 1975, identifies the <br /> property as situated within the South Hilo Agriculture Area. <br /> -2- <br />
