3. Statement of Objectives and reasons for the request <br /> The purpose for the requested change of zone is quite simple and straight forward; to <br /> allow for the subdivision of the 3.16-acre property into two lots, each of which will <br /> accommodate one of two existing single-family dwellings on the parent parcel. While <br /> the requested zoning could support the subdivision of a 311 lot, the location of existing <br /> improvements and the need for a minimum 20-foot wide road to support a 3 d lot is <br /> physically impractical. Applicant would be amendable to a condition that would prohibit <br /> the issuance of a variance from the minimum requirements of the Zoning and <br /> Subdivision Codes. <br /> 4. Proposed Protect Details (see Figure 3—Site and Proposed Subdivision Plan) <br /> a. Proposed Subdivision: subdivision of 3.16-acre property into two lots, each of which <br /> will maintain a minimum lot size of at least 1.30-acres in order to properly site the <br /> existing single-family dwellings and conform with required minimum yard setbacks. <br /> b. Existing site improvements: <br /> i. No site development or improvements are proposed as part of this change of <br /> zone action given its estate planning objectives. <br /> ii. There is an existing access driveway to both existing dwellings, which will be <br /> encumbered by a minimum 15-foot wide access and utility easement across <br /> proposed Lot 1 in favor of Lot 2. <br /> iii. The subject property, and likewise the two existing single-family dwellings and <br /> the two proposed lots, are currently served by all necessary utilities and services, <br /> such as electricity, water, cable, telephone and wastewater disposal (septic). <br /> iv. Existing 4-bedroom, 1,836 square-foot single-family dwelling located closest to <br /> Makalika Street on proposed Lot 1 was completed in 1987. <br /> V. Existing 5-bedroom, 4,428 square-foot single family dwelling located on <br /> proposed Lot 2 was completed in 1988. <br /> vi. Various carport and utility shed structures situated between the two single family <br /> dwellings were constructed over the intervening years from 1987 through the early <br /> 1990s. <br /> 3 Page <br />
