PROJECT DESCRIPTION <br /> A. Proiect Developer (Baywood Hotels) <br /> Baywood Hotels is a hotel company that specializes in the development of Hilton <br /> and Marriott branded hotels across the United States over the past 45 years. Its <br /> approach has been to establish a sustainable and enduring relationship with the <br /> area or regions their hotels serve. Towards that end, it has developed among <br /> other community"give back"programs or initiatives such as BEAR (Baywood <br /> Hotels Education and Reach). Since its inception, BEAR has contributed over <br /> $500,000 to communities through various partnerships. <br /> Further, the ability to provide and sustain those initiatives requires the delivery of <br /> quality and unparalleled service to its guests. As such, it has long partnered with <br /> renowned brands and reputable hotel operators like Hilton and Marriott. <br /> B. Proiect Concept <br /> In light of the above, the Applicant intends to have its hotel operated as a <br /> Residence Inn by Marriott. The Residence Inn brand is a prominent chain of <br /> extended-stay hotels that offers a comfortable and unique blend of hotel comforts <br /> and the conveniences of a home-like atmosphere for travelers seeking <br /> accommodation for longer periods. <br /> Typically, guests of a Residence Inn would be an individual(s) or family or group <br /> visiting the island for business or leisure—whether in- or out-of-state - for an <br /> extended time. There are also those who need extended accommodations to <br /> attend or participate in extended social or cultural activities like the Merrie <br /> Monarch, Kona Coffee Cultural Festival, and so forth. To address these types of <br /> visitors, the size and function of most of the rooms would be akin to a"suite". <br /> As such, the Applicant believes that the Residence Inn brand has the potential to <br /> be well-received in the Hawai'i market due to its emphasis on comfort, <br /> convenience, and extended-stay amenities. By catering to the specific needs of <br /> travelers to Kailua Village and in an area proximate to other resort and resort- <br /> related activities (as opposed to staying at short term vacation rentals or B&Bs in <br /> residential or agricultural zones), Residence Inn could establish itself as a <br /> preferred choice for those seeking a more relaxed and home-like experience <br /> within a resort environment. <br /> In trying to reasonably address public comments made on the last time extension <br /> request, the Applicant proposes to use the foundation of the partially completed <br /> 4 <br />
