property is 9.63 acres in size and situated within the County's Agricultural-20 acre (A-20a) <br />zoned district. <br />The applicant currently resides in the existing single-family dwelling on the subject <br />property, the proposed 4-bedroom bed and breakfast will operate within the existing <br />dwelling's footprint and as previously noted, the applicant will maintain agricultural uses <br />on the property. Given the above, the proposed bed and breakfast will not diminish the <br />potential for any future agricultural activity on the subject property. <br />Based on the preceding, the subject request is considered an unusual and reasonable <br />use of the agricultural land. <br />In addition to the above listed criteria, the Planning Commission shall also consider the <br />criteria listed under Section 6-3(b)(5) (A) through (G). In considering the criteria, the <br />Planning Director recommends the following. <br />(A) Such use would not be contrary to the objectives sought to be <br />accomplished by the Land Use Law and Regulations. The subject request is considered <br />an unusual and reasonable use of the agricultural land, and the proposed use will not <br />adversely affect the preservation and agricultural use of the County's prime agricultural <br />lands. <br />(B) The desired use shall not adversely affect the surrounding properties. <br />Properties situated immediately to the north, south, and west are zoned Agricultural (A- <br />20a, A-3a, and A-5a). The properties to the east are zoned Single -Family Residential- <br />15,000 square feet (RS-15). The surrounding properties consists of vacant lands, single- <br />family residential dwellings, and a church. The closest residence to the subject dwelling is <br />located approximately 160 feet to the south. The operation of a bed and breakfast is <br />considered an accessory to a single-family dwelling use, and as such, should not have any <br />greater impact than the existing dwelling. <br />Based on the preceding it is not anticipated that the proposed use will adversely <br />affect the surrounding properties. <br />(C) Such use shall not unreasonably burden public agencies to provide <br />roads and streets, sewers, water, drainage, school improvements, and police and fire <br />protection.
