Walua Partners, LLC.: Special Management Area Use Permit Application <br /> II. CONFORMITY WITH STATE AND COUNTY PLANS AND <br /> POLICIES: <br /> A. STATE LAND USE COMMISION: <br /> The property is situated within the State Land Use Commission "Urban" zone <br /> district. The project is consistent with the "Urban" designation regulations. <br /> B. HAWAII COUNTY GENERAL PLAN: <br /> The Hawaii County General Plan contains goals, policies, and courses of action as <br /> well as a Land Use Pattern Allocation Guide (LUPAG) Map. On the current LUPAG <br /> map that depicts the long-term land uses for the island, the project area is <br /> designated as "Medium Density Urban". This designation is described as "Village and <br /> neighborhood commercial, residential, and related functions (3 story commercial, <br /> residential-up to 35 units per acre)". <br /> The proposed project is also consistent with the Plan's goals, policies, and <br /> recommended courses of action. Major elements of the General Plan as they relate <br /> to the proposed project are as follows: <br /> 1. Economic Element: <br /> Goals <br /> • Provide residents with opportunities to improve their quality of life. <br /> • Economic development and improvement shall be in balance with the <br /> physical and social environments in the County of Hawaii. <br /> • The County of Hawaii shall strive for diversity and stability in its economic <br /> system. <br /> • The County of Hawaii shall provide an economic environment which <br /> allows new, expanded, or improved economic opportunities that are <br /> compatible with County's natural and social environment. <br /> Policies <br /> 5 <br />
