PL-REZ-2023-000052 <br />WAIKOLOA VILLAGE CENTER, LLC has submitted an application for a Change of Zone <br />from an Open (0) zoning district to an Industrial -Commercial Mixed -20,000 square feet (MCX- <br />20) zoning district for a 26.052 -acre portion of a larger 29.61 -acre property. The subject property <br />is located on the south side of Pua Melia Street, approximately 0.2 miles southeast of its <br />intersection with Waik6loa Road, Waik6loa, South Kohala, Hawaii, TMK: (3) 6-8-003:041 <br />(por.) <br />PROPOSED ACTION <br />1. Applicant's Request: The applicant is requesting a Change of Zone from an Open (0) <br />zoning district to an Industrial -Commercial Mixed -20,000 square feet (MCX-20) zoning <br />district for a 26.052 -acre portion of a larger 29.61 -acre property. The MCX zoning <br />district, with a minimum area required for each building site of 20,000 square feet, would <br />allow a maximum density of 56 building sites. The purpose of the MCX (industrial - <br />commercial mixed use) district is to allow mixing of some industrial uses with <br />commercial uses. The intent of this district is to provide for areas of diversified <br />businesses and employment opportunities by permitting a broad range of uses, without <br />exposing nonindustrial uses to unsafe and unhealthy environments. This district is <br />intended to promote and maintain a viable mix of light industrial and commercial uses. <br />Requirements for establishing land uses in the MCX zoning district, including a list of the <br />variety of permitted land uses, are shown in Section 25-5-130 to 138 of the Zoning Code. <br />(Planning Department Exhibit 1 - Zoning Code Requirements for Industrial - <br />Commercial Mixed Districts) <br />2.
