South Kohala Community Development Plan (SKCDP): The South Kohala <br /> Community Development Plan was adopted by the Hawaii County Council by <br /> Ordinance No. 08-159 on December 1, 2008. <br /> 11. Special Management Area (SMA): The project is located within the Special <br /> Management Area and therefore, the proposed development is subject to the SMA <br /> review. <br /> DESCRIPTION OF PROJECT AREAS AND SURROUNDING AREA <br /> 12. Subject Project Area: The 14,000 square foot subject property is relatively flat, as it has <br /> been developed with a single-family dwelling and related improvements since 1955. The <br /> property is located on the makai side of Puak6 Drive within the Puak6 Beach Lots <br /> Subdivision. Vegetation of the property includes coconut palm, kiawe, naupaka, and <br /> plumeria. Areca palm hedges border the east and north property boundaries. The property <br /> is between six (6) and nine (9) feet above sea level with the makai property boundary <br /> -2- <br />
