By demolishing the existing dwelling and constructing a new single-family dwelling <br /> according to current building codes and with an advanced aerobic wastewater <br /> treatment unit, this project seeks to bring the property and its improvements into <br /> compliance with current building regulations, establish best practices for <br /> environmental protection, and to meet the applicant's needs. <br /> C. Property Description <br /> The subject property, consisting of 14,000 square feet, is located on the makai side of <br /> Puak6 Beach Drive within the Puak6 Beach Lots in South Kohala. It is approximately 2.7 <br /> miles southwest along Puak6 Beach Drive from its intersection with Queen Ka`ahumanu <br /> Highway and 2 miles southwest from the Puak6 Boat Ramp. According to Real Property <br /> Tax records, the existing dwelling on the property was originally constructed in 1955 and <br /> includes two (2) bedrooms and one (1) bathroom. <br /> Vegetation on the property includes coconut palm (Cocos nucifera),kiawe (Prosopis <br /> pallida), naupaka (Scaevola taccada), and plumeria(Plumeria alba). Areca palm (Dypsis <br /> lutescens)hedges also found along the east and north borders of the site. The subject <br /> property is between six (6) and nine (9) feet above sea level. <br /> D. Project Valuation <br /> The applicant hopes to secure County SMA Permit approval as soon as possible and <br /> begin the Building Permit process immediately thereafter. Demolition and construction <br /> are anticipated to take approximately 24 months. Cost estimates for the project are <br /> approximately $1,500,000. <br /> E. State/County Plans Affecting Request <br /> i. State Land Use <br /> The State Land Use Designation of the subject property is Urban (Figure 10). The <br /> proposed action to demolish and reconstruct a single-family dwelling and associated <br /> improvements is consistent with this designation and will not be contrary to the <br /> objectives sought to be accomplished by State Land Use Laws and Regulations. <br /> ii. DLNR Conservation District <br /> The property is located outside of the Department of Land and Natural Resources <br /> Conservation District. <br /> iii. County General Plan <br /> The General Plan provides for the long-range comprehensive development of the island <br /> of Hawaii. It provides direction for balanced growth in the County. <br /> 15 <br />
