This testimony is being submitted on <br /> April 15, 2024 via email <br /> Aloha council members <br /> I'm writing to share my thoughts on Bill 121 regarding TAR and hosting platforms. I <br /> oppose the Bill 121 for various reasons. I'm a REALTORO with the Hawaii Island <br /> REALTORSO board. I'm also a home owner and a host of my own short-term <br /> rental. I'm all about real estate and I've got some real concerns about this bill: <br /> - **Private Property Rights:** We should have the freedom to use our homes for <br /> living, renting, or hosting, without the county dictating the who, how long, and <br /> how many. <br /> - **Clash with State Law:** The bill's changing the game on how long we can rent <br /> out places, from 30 to 180 days. It's not only complicated, but it doesn't sit right <br /> with state laws and feels like it's taking away homeowners' rights. <br /> - **Housing Security:** This bill is trying to protect housing, but by doing so, it's <br /> kind of leaving out a bunch of other housing needs because it's only focusing on <br /> specific groups. <br /> - **Steep Penalties:** The fines and fees here are just too much. We're talking <br /> about a $10,000 hit for breaking the rules, which feels way over the top. <br /> Just wanted to lay it all out there and see what we can do to keep our property <br /> rights in check and make sure any rules are fair and square for everyone. <br /> Thank you for reading. <br /> Ivory Kalber <br />
