Monday,PpH 15,2024 2:50:12 PM <br /> Aloha Chairperson Lin&Commission Members, <br /> I am writing to you today as a 65-year-old man who has been looking forward to retirement with a sense of peace and security,thanks in <br /> large part to the supplemental income I receive from operating a vacation rental.This rental is not just a business to me;it is the cornerstone <br /> of my retirement plan.The prospect of Bill 121's stringent regulations threatens to dismantle this plan,compelling me to work well into my <br /> 80s,far beyond the age I hoped to retire. <br /> The enforcement of Bill 121 as it stands could significantly impact many residents like myself,who rely on vacation rentals for their <br /> livelihood and retirement security.The bill's current form overlooks the critical role these rentals play in our lives,especially for the senior <br /> population who have limited means to adjust their retirement plans at this stage of their lives. <br /> I respectfully request the Planning Commission to consider the following recommendations to ensure that the regulations do not unfairly <br /> penalize responsible vacation rental operators: <br /> Conduct an Economic Impact Study:Before implementing such sweeping changes,it's crucial to understand the full economic impact of <br /> Bill 121 on individuals and the broader community,especially on seniors relying on this income for retirement. <br /> Recommend Removing Intrusive Reporting Requirements:These requirements place an undue burden on operators,many of whom are <br /> seniors not adept at navigating complex bureaucratic processes. <br /> Include an Undue Hardship Clause:This clause would provide an exemption for homeowners like myself,demonstrating that the law <br /> would put us at risk of losing our housing or significantly impact our retirement plans. <br /> The Planning Commission has expressed concerns in the past regarding enforceability,inequity,and the transformation of neighborhoods, <br /> among others.I believe that by addressing these concerns with thoughtful amendments and studies,we can find a balanced approach that <br /> respects the rights and needs of all parties involved <br /> Mahalo for considering my perspective and the impact of Bill 121 on seniors relying on vacation rentals for their retirement.I hope for a <br /> resolution that allows us to continue contributing to our community without jeopardizing our financial security. <br /> Me ke aloha pumebana <br /> John Morton <br /> Captain Cook <br /> Clear chat <br />
