E. ALTERNATIVES TO THE PROPOSED ACTION <br /> "No-Action" Alternative <br /> Under this alternative, Applicant would not do the Project. <br /> Location of the Project Elsewhere on the Property <br /> As the entire Property is situated within the SMA there is no way to situate the Project <br /> outside of the SMA. <br /> Evaluation of Alternatives <br /> The present alternative is the only reasonable option for the Applicants to accomplish <br /> their objective. <br /> F. MITIGATING MEASURES TO MINMIZE IMPACT <br /> Large shoreline setbacks, new septic systems and best management practices during construction <br /> will protect the coastline and ocean. <br /> G. ANY IRREVERSIBLE & IRRETRIEVABLE COMMITMENT OF RESOURCES <br /> Resources <br /> The proposed Project does not include any irreversible and irretrievable commitment of <br /> resources. As previously noted, the Project Site is not a habitat for any federally or State listed, <br /> candidate or proposed threatened or endangered species, nor is there any likelihood of surface or <br /> subsurface archaeological resources. <br /> Visual Characteristics <br /> The Applicant does not anticipate any impacts to visual resources from the Project. Ocean views <br /> from roadways and neighboring lots should not be affected by the proposed buildings which will <br /> be generally below road level and will not block ocean views from Highway 11. <br /> ------------------------------------------------------------------------------------------------- <br /> Applicant requests that Certified Shoreline Survey be waived as the project area is approximately 120 <br /> feet from the shoreline at the closest point. <br /> -------------------------------------------------------------------------------------------------- <br /> 18 <br />
