RElse_SMA May 2024 <br /> COUNTY OF HAWAII PLANNING DEPARTMENT <br /> ADDENDUM <br /> PATTY SATHER& STEPHEN ELSE <br /> SPECIAL MANAGEMENT AREA USE PERMIT APPLICATION <br /> (PL-SMA-2024-000048) <br /> The Applicants have submitted a revised plan for the proposed development (Planning <br /> Department Exhibit 8— Updated Site Plans). Since the revised plans were submitted after the <br /> Background and Recommendation Reports were completed, the Planning Department is <br /> submitting the following addendum to the proposed plan. <br /> The proposed development is for two (2) Single Family Residential structures to <br /> be constructed mauka of the shoreline setback including; a 2-story main house with a <br /> single bedroom, kitchen, living area, and 2 bathrooms; a bedroom and bathroom structure <br /> connected by elevated lanai to the main house; a single car port adjacent to the main <br /> house; a 2-car garage with 3rd bedroom, family room, and bathroom above within 50' of <br /> the main house; an additional carport and storage shed opposite the drive at the garage <br /> structure. A total of 3 bedrooms will be provided, per the existing septic system permit. <br /> The total interior finished floor area will be approximately 2,310 square feet (sf), 864-sf <br /> enclosed garage, 896-sf covered lanai, and 660-sf open sided accessory structures. <br /> Existing approximately 24'x50' concrete slab on grade will remain and will be covered <br /> by new home and lanai structure. The total developed area including driveways will be <br /> approximately 7,100-sf. Existing permitted septic and electrical systems will be reused. <br /> Existing water holding catchment tank/system removed. Existing hazardous residential <br /> structures demolished. A perimeter site fence will be installed, including gates at <br /> driveways. The existing rock seawall will remain unchanged. A well will be installed <br /> mauka of the garage structure within the 15-foot side yard setback. The 5-foot shoreline <br /> access easement pathway along the southeast boundary of the property will be cleared, <br /> and signage maintained. All obstructions within this 5' shoreline access easement will be <br /> removed, including a portion of the existing rock wall and wood posts. The site was <br /> previously graded under a previous SMA permit (2007) and no significant grading is <br /> expected for this construction.
