3. The total number of rentable guest rooms would not exceed five (5). <br /> There will be four (4) rentable rooms; <br /> 4. The maximum number of guests at any one time would be capped at <br /> ten (10). The total number of guests would be eight (8); <br /> 5. Only breakfast meals would be offered to the guests. That is the <br /> Applicant's intent; <br /> 6. There would be a minimum of six (6) parking stalls available for guests <br /> and the operator. While the stalls will not be paved, they will be in <br /> areas that have little erosion, mud, and standing water; and <br /> 7. Any and all signage will comply with the requirements of Chapter 3 <br /> relating to signs. <br /> While operating as a hosted STVR, the Applicant had frequent <br /> interactions with its guests. Guests expressed their enjoyment in <br /> spending time on the cattle grazing activities and hearing stories of how <br /> the subdivision and cattle grazing activities got started by the Applicant's <br /> great grandfather and now being operated by 4t" generation family <br /> members, as well as the history of Duarte Road and neighboring <br /> properties owned by the Duarte family. The STVR with its hopeful <br /> conversion into a B&B operation essentially functions as a form of <br /> Agricultural Tourism. <br /> B. Nature of Request <br /> Given the above, a Special Permit would be required for the proposed 4- <br /> room B&B. <br /> C. Project Timetable and Cost <br /> The Applicant hopes to begin implementing the project immediately upon <br /> issuance of the Special Permit. As most of the improvements are in, the <br /> Applicant anticipates having the B&B operational immediately upon <br /> approval of the Special Permit, subject to any permitting requirements. <br /> At this time, the Applicant does not see any construction cost requirement <br /> to operate the B&B. <br /> IV.
