Call to Order The meeting was called to order by Chair Nishimoto at 10:00 A.M., in the Kona Meeting Room, Department of Liquor Control, Hanama Place, 75-5706 Kuakini Highway, Suite 107, Kailua-Kona, Hawaii. I understand that this is an expansion to a total of 22,522 square feet, what is the existing licensed premises size? Wong: The current license is I believe a dispenser license, all we're doing is expanding to include mini bars in the additional rooms adjacent to the property. Wilkinson: Okay. Takase: I would say the main hotel building is probably double the size at least, they have the license for the main building, which is the primary hotel, and there's an annex in the back of it, so that's what they're licensing. Takase: Did you make any changes to the structure? Thompson: No. I sent them everything that I send you guys, and it got rejected because it wasn't official enough. It's a very old building so the property owners didn't have a bunch of drawings on it. So, they eventually pushed the application through, but they said it's probably going to get denied by the engineer and they are not going to review it until December 26t", and I found that out last night. Takase: Are they making you draw plans for it? Thompson: I might have to draw up a site plan, like hire an architect to draw up a site plan for the whole site, but I won't know if I have to until December. Takase: Yes, and I want to say the residents up there are very happy KTA is taking over, they thought they were going to have no store over there, but I think they're even happier that KTA is taking over. O'Shaughnessy: So, what we do is we take the, we have a combination patty of majority brisket ground up with Wangu ground chuck, and we smash the burgers and lace out the outside edges, so thin patties, and we have a double burger, kind of your normal sized burger, and then we also have a few other items on the menu, but basically smash burgers. Espejo: Is it crispy on the outside? O'Shaughnessy: Yes, a little crispy on the outside. Arvidson: It's juicy in the middle and crispy on the outsides. Espejo: And it's been working out well? Taniguchi: Oh wow. Jones: And they're very interactive, so it will light up and it will also send a signal to the PA (public address,) so they'll let everybody know that you hit the target. Taniguchi: So, I have another question. You know on the management agreement on the golf course liquor services, so where are you going to be selling liquor in there? Ouranitsas: So, currently the hotel runs it, we built a little concession that distributes the alcohol currently, but it's all run by the hotel staff, their department, they do the PIAC (Persons in Active Charge). Taniguchi: So, then you guys will take that over? Ouranitsas: Yeah, basically we're just going to take over the operation. Taniguchi: It's kind of confusing but it says that you can't be consuming in any of the common areas or grounds of the property, especially in areas which liquor is served, such as the restaurant and banquet room, but that's across the street, right? Ouranitsas: Yes, they don't want them leaving, basically it's fenced in, they don't want them leaving with the liquor. Taniguchi: Cannot anyway, if we approve it, we cannot have them leaving the premises. Ouranitsas: Well, we don't let them leave anyway, but I think the hotel's license covers the entire property, which is 60 something acres, so I don't know. Taniguchi: This agreement is just with you guys, right? Ouranitsas: Yes. Currently, we don't even let them. Taniguchi: That was kind of confusing, I was thinking you know Jones: Yes, I don't think they want to let them carry the alcohol over to the hotel side. Ouranitsas: You can walk around the hotel property side with your liquor going up to your room, you know you buy one at the lobby, you can consume it up to your room, right? Ouranitsas: We're just in there, so we're fixing the fence, we're kind of containing everybody in our area so we know that that's our customers, yeah. Taniguchi: Oh okay. Takase: How long you guys been in operation? Ouranitsas: 8 months, yeah we've been there since March. Nishimoto: And it's been busy? Ouranitsas: Yes, it's super family -friendly, you know a lot of people bring kids, they do birthday parties, we've done one company party which was the Air National Guard, they bought out the entire place for a day for their troops and they brought them all down. Nishimoto: That's great for Hilo, yeah? Ouranitsas: Yes, we do it on `O`ahu and Hapuna Prince, and that's more of a pop-up, we do it four times a month, we're looking for other sites. Basically, we're going to places that you know, they don't really use their range at night. We come, we pop -in for four hours, put it up, and then we break it all down then we're out of there. Taniguchi: So, how does it work? You sell the buckets of balls? Ouranitsas: Yes, so basically similar to bowling, you buy an hour, you get an hour, we'll give you a bucket of balls. If you run out, you can buy more balls. But usually, the bucket if you come with four or five people, you should be fine for the hour. But some guys just whack, whack, whack. Espejo: Is the second deck open up on the driving range? Ouranitsas: No, not yet, we're trying to figure out a way to do it. We're trying to figure out a way, but you know for us, we just secured a long-term contract, this sublease. Takase: They really fixed up the downstairs area, you know how it was kind of all run down? Ouranitsas: Yes, it was hard work, this guy is very talented. Takase: So, yeah it looks very nice actually. Ventura: And, how high off the ground? Jones: It's about 12 feet, but they removed the stairs a while back, so we're thinking about upgrading the railings and reinstalling the stairs so we can use it. Ventura: And, it's playable rain or shine? Jones: Yes, it's a concrete deck so it's set up, downstairs set-up is rain or shine, but we'd have to figure out something for the upper deck as weather permitting. Ouranitsas: Because we never had before, was just open air. Taniguchi: So, how much does it cost to buy-out like you know, for a party? Like that National Guard one. Ouranitsas: So, it just depends, if it's on a Friday or Saturday, it's a little bit higher, but we also offer Thursdays and Sundays where it would be a lot cheaper. Taniguchi: So, it was roughly about how much would it cost? Ouranitsas: I think we charged them $2,800, and they had to do a minimum bar tab of $500, that way the hotel still can make some money, but they ended up surpassing the $500 easily, and they had about 137 something troops, and for four hours they were there. Jones: They probably hit about 10,000 balls in four hours, when you rent it out it's unlimited balls, so guys were just going as fast as we can pick them up. Taniguchi: You folks got enough balls? Jones: Yeah, we inventory about probably 8,000 right now, and our picker will pick it. Ouranitsas: Yeah, we got about 8,000 balls so we have enough, and then our picker keeps going. Espejo: Do you have to bring your own clubs? Ouranitsas: We have, you can bring your own, some guys like hit their own but we have a rack of clubs that you can choose from.
