APPLICANT: KONA HAWAII DEVELOPMENT,LLC (PL-SMA-2023-000038) <br /> Application for a Special Management Area Use Permit to develop a 100-room hotel and <br /> related improvements using a partially completed foundation structure on a 1.76-acre <br /> parcel situated in the Special Management Area. The subject parcel is located on the <br /> makai corner of Ali`i Drive and Kahakai Road, Portion of Pua`a 3rd—Wai`aha 2nd, <br /> North Kona District, Hawaii, TMK: (3) 7-5-018:011. <br /> APPROVED WITH CONDITIONS <br /> 2. INITIATOR: COUNTY COUNCIL (PL-CCI-2024-000009) <br /> Bill 194, an ordinance amending Chapter 25 (Zoning), Article 1, 2, 4, 5, and 7 of the <br /> Hawaii County Code 1983 (2016 Edition, as amended), relating to telecommunication <br /> antennas and towers. The purpose of this amendment is to implement a uniform and <br /> comprehensive regulatory framework for the development, siting, installation, and <br /> maintenance of telecommunication antennas and telecommunication towers. <br /> FAVORABLE RECOMMENDATION TO THE COUNTY COUNCIL <br /> 3. APPLICANT: KULA NEI PARTNERS,LLC. (PL-PUD-2024-000003) <br /> Application for a Planned Unit Development(PUD) for an 8-lot, agricultural subdivision, <br /> and a cultural heritage area for 40.421 acres of land. The PUD would allow various <br /> exceptions from Chapter 25 (Zoning) of the Hawaii County Code. The subject property <br /> is located on Kukuna Street, directly south of its intersection of Punawele Street within <br /> the Kona Acres Subdivision, O`oma 1st—Kohanaiki, North Kona, Hawaii, TMK: (3) 7- <br /> 3-007:039. <br /> APPROVED WITH CONDITIONS <br /> 4. APPLICANT: GREG GILLIOM, & KATHLEEN KISSEL (PL-SMA-2024-000066) <br /> Application for a Special Management Area Use Permit to demolish an existing single- <br /> family dwelling and construct a new single-family residence on an approximately 12,294 <br /> square foot parcel located within the Special Management Area(SMA). The subject <br /> property is located at 69-1928 Puako Beach Drive, Puako, South Kohala, Hawaii, TMK <br /> (3) 6-9-006:014. <br /> APPROVED WITH CONDITIONS <br /> Minutes of November 21,2024, and November 22,2024, LPC meeting: DEFERRED UNTIL <br /> THE NEXT MEETING IN JANUARY. <br />
