May 2, 2025 <br /> Leeward Planning Commission <br /> RE: BOAZ LLC (PC-SMA-2025-000072) <br /> Dear Commissioners. <br /> As an owner in the adjacent Kona Isle, I am in favor of this development as an improvement <br /> to the current situation, but do believe the development could be improved in several ways: <br /> I do not believe there is adequate parking for a 34 unit 2 and 3 bedroom <br /> development. We are all single bedroom units at Kona isle and we have problems <br /> with parking. If it is true that your development guidelines only require one parking <br /> spot per even this number of bedrooms (71) then there is a problem with your <br /> guidelines. I urge you to require more parking spaces for this number of rooms. <br /> I do not believe you need to require beach access since there is one just down the <br /> street 60-70 yards to the south. Perhaps by reducing this requirement, it will free up <br /> space for more parking. <br /> I would like your Fire Department to consider if there would be an advantage to fire <br /> suppression if the fire lane for this development was on the south side rather than <br /> the north side. There is a block wall on the north side which keeps the fire lane <br /> confined. If the fire lane were on the Kona Isle side adjacent our fire lane, there <br /> might be more room for firefighters to maneuver saving lives and property. <br /> I do not believe our owners can really evaluate the impact of a structure this height. <br /> Please require that"story poles" be erected to allow neighbors to understand the <br /> impact of the height. <br /> Please require a survey of the south side early in the process so that Kona Isle can <br /> plan to mitigate any impact the true property line might have on the use of our <br /> property. <br /> Consider opening the south side of the parking structure to reduce the impact of the <br /> stark wall on Kona Isle. More and larger openings, even with grate or Ornamental <br /> Iron for security would greatly reduce the closed in feeling created by the parking <br /> structure. <br />
