A <br />A <br />Liquor Commission <br />Itsuko's Kitchen LLC <br />dba Itsuko's Kitchen/ Banzai 47 <br />Page 3 <br />KIND OF BUSINESS: Applicant plans to operate under two (2) dbas, Itsuko's Kitchen for the <br />restaurant and dining area, and Banzai 47 for the bar. <br />Itsuko's Kitchen will be open seven (7) days a week from 5:00 a.m. — 1:00 p.m., serving <br />breakfast and brunch items, and reopen from 6:00 p.m.- 1:00 a.m., the following day, serving <br />appetizers, burgers, and noodles. <br />Banzai 47, the bar, will be open seven (7) days a week from 2:00 p.m.- 2:00 a.m., the following <br />day. Banzai 47 will operate as an adult bar for 21 years and over only, with pupus available <br />during its hours of operation. <br />For further information, refer to the floor plan attached as Exhibit 4. <br />Employment will consist of approximately ten (10) employees, four (4) of which will be certified <br />by the Department of Liquor Control to supervise the sale, service and consumption of liquor. <br />Applicant would like to have live entertainment in the form of karaoke, a DJ, and/or a band <br />while open for business. Applicant currently has no set schedule for live entertainment; however, <br />they are considering Thursday — Saturday evenings. <br />Applicant has been operating its food truck, Itsuko's Kitchen, since 2022 and has participated in <br />multiple pop-up night markets and events since then. <br />GENERAL LEASE NO. S-5001: Forthcoming. Applicant is currently working with DLNR on <br />the Request for Consent to Assignment of General Lease S-5001. <br />ASSIGNMENT OF GENERAL LEASE NO. S-5001: This Assignment of General Lease No. <br />S-5001, dated September 8, 2025, by and between Pubtime, Inc, ("Assignor") and Itsuko's, LLC, <br />("Assignee"), does hereby assign, transfer and set over unto the Assignee as tenant in severalty: <br />"All of that certain State of Hawaii, Department of Land and Natural Resources, General Lease <br />No. S-5001 ("Lease"), dated March 31, 1967, made by and between the State of Hawaii, as <br />Lessor, and Kiyomi Kobata & wife Fumie Kobata, assigned by Assignment dated July 22, 1969, <br />to K. Kobata & Sons, Inc., further assigned by Assignment dated 01/25/1996, recorded in the <br />Bureau of Conveyances of the State of Hawaii as Document No. 96-010090 to Rus Sho Den Inc., <br />and further assigned by Assignment dated 12/19/2000 to Pubtime, Inc., as Lessee, covering: <br />LOT A, situated at Waiakea, Hilo, Island and County of Hawaii, State of Hawaii, further <br />identified by Tax Map Key (3) 2-2-032-010-0000 and containing an area of 43,048 square feet, <br />more of less." <br />ZONING: Neighborhood Commercial. <br />SURROUNDING AREA: Survey of the surrounding area reveals that there are no churches <br />and no liquor licenses with the same class and kind located within 500 feet of the proposed <br />licensed premises, however, there is one public charter school, Ka `Umeke Kd'eo, located within <br />500 feet of the proposed licensed premises. <br />
