Project Description: The Applicant is proposing to construct a 2-story dwelling, <br /> consisting of 2 bedrooms(one bedroom on each level), with the 1st level having 384 square <br /> feet of living area(1 bedroom & 1 bath) and a 320-square-foot porch with 2-car garage and <br /> the 2nd level having 768 square feet of living area(1 bedroom, 1 bath & living room with <br /> kitchen) and a 320-square-foot lanai. Additional work includes the construction of a <br /> 60' : 35' pickleball court, slab on grade only, no fencing around perimeter, just a low <br /> perimeter landscaped hedge. A 10-foot-wide public access easement will be located along <br /> the property boundary with the State parcel to the north-east. <br /> Access to the proposed dwelling will be directly from the Kalapana-Kapoho Beach Road <br /> via a 15-foot-wide compacted gravel driveway. A 5-foot-tall rock wall and gate system is <br /> proposed at this entry point, having a total length of approximately 55 feet. <br /> County water is available to support the proposed single-family dwelling via an existing <br /> water meter located along Kalapana-Kapoho Beach Road. Wastewater will be <br /> accommodated by an Individual Wastewater System I WS to be designed in accordance <br /> with State Department of Health rules and regulations. <br /> No staging of material will occur within the shoreline setback area, and no other work is <br /> proposed at this time. <br /> 2.
