Applicant will offer seated service, in tinned 90-minute intervals, <br />with a two -drink minimum in place for all guests. Reservations may be made online and secured with a <br />credit card. Applicant plans to sell craft cocktails and mocktails and offer small pairings to complement <br />their drinks that are sourced from local producers such as Mahiai Made (chocolate), Liko Lehua (lilikoi <br />butter), Sweet Bean Vanillary ('uala chips), and Ka`awaloa Food Supply (chili pepper water) . <br />Applicant will be open four (4) days a week, Thursday through Sunday, from 5:00 p.m. — 10:00 p.m. <br />The retail storefront will remain open during the hours of speakeasy operation and will serve as a <br />reception area where guests will be received, reservations confirmed, and ID's will be checked prior to <br />entry through "office" door. Applicant plans to have two employees, both of whom will be certified by <br />the Department of Liquor Control to supervise the sale, service and consumption of liquor. For further <br />information, refer to the business plan attached as Exhibit 4. <br />Applicant plans to have regular low -volume recorded music and occasional karaoke or live <br />entertainment in the form of a soloist. <br />STOREFRONT LEASE AGREEMENT: This Storefront Lease Agreement ("Lease") made by and <br />between BLANCHE LOKEMELE DAVIS, Trustee under the Revocable Trust Agreement of Blanche <br />Lokemele Davis (``Landlord") and Tun Hawaii LLC, (``Tenant"), with the term of said Lease <br />commencing on March 1, 2026 and ending on February 28, 2027. Tenant shall have one (1) option to <br />extend this Lease for twelve (12) consecutive months. <br />ZONING: Downtown Hilo Commercial. <br />SURROUNDING AREA: Survey of the surrounding area reveals that there is one church, The <br />Salvation Army, located within 500 feet of the proposed licensed premises. <br />There are no schools and no liquor licenses with the same class and kind located within 500 feet of the <br />licensed premises. <br />
