Licensee has had no violations and <br />has been operating in a reputable manner. <br />• Island Distributing, L.L.C. dba Island Distributing (Kona)- Wholesale General, WG-275, <br />located at 73-5581 Olowalu Street, Kailua-Kona, Hawaii. Licensee has had no violations <br />and has been operating in a reputable manner. <br />LOCATION OF PREMISES: The licensed premises is located at 73-4854 Kanalani Street, <br />Kailua-Kona, Hawaii 96740. For further information, please refer to Exhibit 3 attached. <br />DETAILS OF PREMISES: The licensed premises contains approximately 24,500 square feet <br />of warehouse space. For further information, refer to Exhibit 4. <br />KIND OF BUSINESS: Applicant continues to operate as a Wholesaler and is open five (5) <br />days a week, Monday — Friday, from 8:00 a.m. — 5:00 p.m. <br />Employment consists of approximately twenty-five (25) to thirty (30) employees. <br />MANNER OF OPERATION: The current licensee, Young's Market Company, LLC dba <br />RNDC of Hawaii, has no violations since acquiring their liquor license and has operated in a <br />reputable manner. <br />ASSIGNMENT AND ASSUMPTION OF LEASE: This Assignment and Assumption of <br />Lease ("Assignment") is made and entered into effective as of May 29, 2026 ("Effective Date") <br />by and between Young's Market Company, LLC, ("Assignor") and Island Distributing, L.L.C., <br />("Assignee"). <br />Whereas, Assignor is the tenant under that certain lease dated as of August 1, 2019 between <br />Young's Holdings, Inc. ("Landlord"), and Assignor, as tenant, as amended by that certain first <br />amendment dated as of January 3, 2024 ("Lease"), and extended to June 30, 2029, for the <br />premises at 73-4854 Kanalani Street, Kona -Hawaii, HI ("Premises"). <br />TEMPORARY LIQUOR LICENSE: A temporary liquor license was issued with the effective <br />date of May 30, 2026. <br />WHOLESALER'S BASIC PERMIT: Received June L 2026. <br />ZONING: Limited Industrial <br />
