And it’s very hard to see but the subject property is <br />located right about in this location here, which is within the Village Center boundary. <br /> <br />The applicant is requesting a change of zoned from Single-Family Residential - 10,000 square feet to <br />Village Commercial - 10,000 square feet. They have no current plans for developing the property. <br />Currently there is a house on the property that they want to continue to use as a vacation rental. And <br />their primary reason for requesting the change of zone is to increase their property’s value. <br /> <br />This is a plot plan of the lots with the existing house on it here. This is the house; and there are some <br />shed structures attached by roof. And then you see Pahoa Village Road here on the bottom of the <br />slide. <br /> <br />This is a photo of the property. Again you have Pahoa Village Road in the front. There’s a gravel <br />driveway and the house, and the view of the house, the gravel drive way. And this is Pahoa Village <br />Road looking towards further into town, and a view of Pahoa Village Road and the driveway looking <br />back towards the Keaau direction. <br /> <br />The Planning Director is recommending that the Commission send a favorable recommendation to the <br />County Council for this change of zone request. And we did receive an email testimony from Rob <br />th <br />Tucker dated July 28. You should have that in your folders. It was built probably prior to the Zoning Code being <br />established; and so it is considered a nonconforming structure. If the structures were to be destroyed, <br />or if they were to the demolish it, they would have to comply with the new Zoning Code regulations <br />for the property setbacks. <br /> <br />KERN: Okay, good.
