A primary land use plan objective would be to maintain the integrity of the differing <br />land use areas within the Village. Future in -fill development would be directed in <br />a manner to amplify these existing land use patterns and strengthen the integrity of <br />the Village core. Controlled development of transitional land uses as a buffer <br />between the Commercial core and Residential areas should be encouraged. <br />Development Alternatives: Scenarios were prepared to study three land use <br />distribution options: <br />Scenario A: Emphasizes residential development, with multi - family <br />reinforcing the Village and lower density further out. <br />Commercial and resort uses are limited. <br />Scenario B: Commercial activities are emphasized, with some additional <br />resort. <br />Scenario C: Combines the two and demonstrates several roadway options. <br />These scenarios and projected build out acreages are shown in Section 11. <br />Recommendations. Focus on and reinforce the Village core as the most intense <br />resort and mixed use area. <br />* Create an 'overlay" zone to reinforce the "village" and specific development <br />standards as appropriate. <br />* <br />Orient to the pedestrian scale. <br />* Limit "strip" commercial. <br />* Utilize The Great Wall of Kuakini as a transition element for land use types <br />and intensities. <br />3 -3 <br />
